Time and Place

The meeting will begin at 10:30am on December 28, 2024. We will be meeting at the St. Johns public library.

  • Our management company, Platinum Management, has informed us that they are going out of business, effective December 31, 2024. The board will need to select a new management company. We plan to consider proposals from other management companies at this board meeting, and select one.
  • The annual grade of the roads has been completed, and the bill for this is now due. The board needs to approve the invoice (in the amount: $23630).
  • I (Paul Heidmann) plan to ask the board to approve a dues increase for 2025, in the amount of 10% (see below).

Dues Increase

We are currently in the position where we will be mostly, if not completely, unable to repair damage to the roads that the coming winter will bring (we won’t receive more funding until the next round of dues starts coming in, which is mid-March to the end of April). We were in this same position last winter, as the following graph shows (note: in the following graph, the most recent three data points are projected, based on bills we know we must pay):

In the above:

  • The decrease around 6/2023 was due to the new Carrizo wash crossing.
  • The decrease around 11/2023 was the annual grade.
  • The most recent decrease (around 12/2024) was also due to the annual grade.

In summary, we need to be able to repair the roads when winter rain and snow damage them. People need to get to their property, and people need to get out. We already are in a position were we won’t be able to do this through the upcoming winter. We don’t want to repeat this situation next winter.
